A 250 year old Clifton coach house arranged as storage/garage on the ground floor with 2 bed flat above. Last refurbished in 1939, the flat had poor head height and an awkward layout with no natural light on the ground floor.
Client Brief (summary)
Convert to a contemporary 3 bed house with open plan living and a garage. Need natural light to the ground floor living space and improved head height to the upper floor.

Our Design
Utilise the fantastic natural light and amazing vaulted ceilings of the first floor to create a spectacular ‘upside down’ living space with a huge wow factor:
Keeping flow through the building with proportionately sized rooms and consistent use of materials (oak flooring, oak doors, column radiators, white colour scheme, natural stone bathrooms and modern LED lighting systems). Create a roof terrace with bespoke, sliding glazed atrium access.
Summary of Works
• Complete rip out leaving only the external walls and roof and fit new first floor 300mm lower
• Create large open plan living space and master suite on the first floor with vaulted ceilings, exposed original purlins and plenty of natural light
• Build roof terrace to the centre of the building (easier for planning and also to work with the existing roof structure) on a steal ring beam with steel posts from the ground floor (all hidden within the walls of the new layout). Access to the terrace by a sliding glass canopy (of our own design and built on site) to flood the hall/staircases with natural light. All steelwork hidden within walls of the new layout
• Use the darker ground floor to house the 2nd and 3rd bedrooms (adding a window to each), utility room, bathroom and large garage
• Works undertaken on a full ‘turn key’ basis
• Complete design by us.
